Sienna added more amenity infrastructure in the past eight months than most residents will see rolled out in five years, and almost none of it landed where the community's oldest villages already have their tennis courts, golf grille, and pool decks. If you live in Anderson Springs, Avalon, Bees Creek, Shipman's Landing, Steep Bank East, Steep Bank West, or Waters Lake, this year's construction has probably felt like background noise. If you live in Sawmill Lake, Sienna Oaks, or Summerlake House, it has felt like your part of the neighborhood finally arrived.
That split is not a coincidence, and understanding it explains a lot about how Sienna actually works day to day.
Sienna runs on two separate homeowner associations, not one. The Sienna Residential Association covers the original seven villages: Anderson Springs, Avalon, Bees Creek, Shipman's Landing, Steep Bank East, Steep Bank West, and Waters Lake. The Sienna Community Association covers the newer villages: Sawmill Lake, Sienna Oaks, and Summerlake House. Both are managed on-site by the same staff, but they are functionally two membership pools with two boards.
For years, that meant the amenity gap between the two sides was real. Club Sienna, the community's original recreation complex on Scanlan Trace, has had the golf club, the tennis center, and the main pools for a long time. The newer SCA villages had Sawmill Lake Club as their anchor, but it lacked the same depth of court access and pool infrastructure that the original seven had enjoyed for years.
This year closed that gap in one stretch.
On August 10, 2026, Sienna's newer villages picked up a cluster of amenities in a single day: six new tennis courts at Sawmill Lake Club, eight new pickleball courts at Community Park, the Sienna Oaks Lap Pool, and outdoor basketball courts at Sienna Oaks. All of it is reservable through the Sienna App using the same 48-hour advance booking window residents already use for Club Sienna's courts.
That detail matters more than it sounds like it should. If you have only ever checked the app for Club Sienna availability, you now have two additional physical locations to check before assuming the courts are full. A Tuesday evening that looks booked at Club Sienna may have open slots at Sawmill Lake Club or Community Park, and the app will not surface that unless you look.
The clubhouse tied to this wave, the Sienna Oaks Amenity Center, was marketed for a spring 2026 debut and is meant to bring a gathering space of more than 5,000 square feet, a café, an event lawn, and a dedicated tween hangout space to go with the half-court basketball setup. The pool and basketball courts are confirmed open now. Whether the café and event lawn portion of the building has fully opened alongside them has not been separately confirmed, so residents on the SCA side should treat the full clubhouse as newly arriving rather than assume every room is staffed yet.
The other piece of this year's build-out sits just off Sienna Parkway: The Market at Waters Lake, a three-building retail and dining project first reported by Community Impact in early 2025. The developer told the outlet at the time that local business owners had already reached out about opening restaurants and other concepts there. The target was delivery by the second quarter of 2026, a window that has now passed, which means the buildings are either open or close to it as this goes to print. The specific tenant lineup has not been made public in the reporting available, so treat the retail mix as still forming rather than finalized.
What is worth noting is where the center sits. Waters Lake is one of the original seven villages, on the SRA side, but the shopping center was justified in part by a Malabar Hill Capital flyer citing over 4,900 homes under construction in the surrounding area. That is growth on the newer, SCA side of the community. The retail corner carries an old village's name but was built to serve the part of Sienna that is still filling in.
Smaller businesses are following the same pattern on a shorter timeline. K-Taekwondo opened in Sienna in June 2026, with instructor Bomin Kwon confirming classes were booking immediately for children, adults, and families. It is a small data point, but it is the kind of signal that shows up when a section of a master-planned community crosses a population threshold that makes a storefront business viable.
The amenity and retail build-out is not the only thing moving this fall. Sienna's Village Representative election runs online through Siennanet from October 6 through November 5, 2026, with results announced at the Annual Meeting on November 10. Newly elected VRs begin two-year terms on January 1, 2027.
Village Representatives are volunteer residents who act as the link between homeowners and the association boards, and every village in both the SRA and the SCA elects its own. If you live in one of the newer villages that just picked up a lap pool, new courts, and a clubhouse still coming together, this is the month your representation on the board actually gets decided. A neighborhood that just added this much shared infrastructure is also a neighborhood where the person representing your village at the table matters more than it did a year ago.
None of this changes anything about property values or resale timing, and that is not the point. The point is practical. If your daily routine runs through Club Sienna because that is what you have always known, the newer SCA amenities are worth a look, especially if court availability has ever been the thing that talked you out of a match. Most neighborhoods let the newer sections wait years for parity. Sienna compressed that timeline into a single construction season.
Watch Sienna Parkway near Waters Lake for the retail center to start filling in over the next few months, and mark your calendar for the first week of October if you want a say in who represents your village for the next two years. Both are small things individually. Together they are the clearest evidence yet that the community's growth plan was never just about rooftops.
